Know what is sold, block by block
Each unit shows its status, buyer and price on one board.
Real Estate Developer OS
See which units are sold, which stage payments are due and what to tell your co-investors, block by block.
No card · 2 minutes
We find out a stage payment is late when the bank balance looks wrong.
Every investor update means a weekend of copying numbers between spreadsheets.
Nobody can say for certain which plots are reserved, sold or still free.
Everyday problems of the trade, in the words we hear them. Not quotes from named customers.
How it works
Add your blocks, units and build phases once.
Link each buyer to a unit and set the stage payments that follow the build.
Send co-investors an update drawn from the same live records.
What you get
Each unit shows its status, buyer and price on one board.
Payment schedules follow each buyer and flag what is due and what is late.
Build phases sit next to the units they affect, so sales know what is ready.
Reports for co-investors are drawn from your live sales and payment records.
Reservations, contracts and letters are stored against the unit and the buyer.
Sales staff, site managers and investors see different parts of the same records.

You do. Export your units, buyers and payment schedules whenever you like, without asking us first. If you leave, your data leaves with you.
Real Estate Developer OS is built with UK data protection in mind. You stay the controller of the data you hold about buyers and investors, and ApaOne acts as your processor. Our privacy notice and the Technology page explain how we handle and protect it.
No. You pay month by month and can cancel whenever you want. We would rather keep small developers by being useful than by a contract.
Days, not months. We set Real Estate Developer OS up for you, including your blocks, units and payment stages. Your part should fit into an afternoon.
It can happen. We shut down products that don't earn their place, and we say so up front. You would get notice before anything changes, and a full export of your units, buyers and payment schedules.
Yes, that is the size it is being designed for: small developers and housebuilders with a handful of blocks, a director who still does the sales calls and an administrator who keeps the lists. If you build one or two houses at a time, a spreadsheet will serve you well and we would say so. If you are a volume housebuilder with a sales team on every site, you have probably outgrown it.
It may be. Real Estate Developer OS is being built around units, buyers and payment schedules, and a schedule can be as simple as a reservation fee, a deposit at exchange and the balance on completion. The unit board, the build phases next to each block and the investor updates do not depend on stage payments. Join the waitlist and tell us how your sales are structured, because that shapes what we build first.
That is the intention. The product is being designed so that sales staff, site managers and investors each see only the part of the records they need. An investor needs unit statuses, prices and payment totals, not a buyer's name, address or finances. It is at the validating stage, so tell us on the waitlist exactly what your investors should and should not see.
No software can do that for you, and we will not claim it. Compliance depends on what you say to buyers, what your contracts contain and how you run the build. Real Estate Developer OS is being built to keep reservations, contracts and letters against each unit and buyer, so the dates and documents are easy to find. Our free explainers set out the rules with links to the official sources.
If it works, do not change. A well-kept spreadsheet is the right tool for one site and one careful owner. The signs that it is straining are specific: two versions that disagree, a stage payment nobody noticed was late, an investor update that takes a weekend. If you recognise two or more of those, join the waitlist and tell us. If not, our free templates will improve the spreadsheet you have.
Your sign-up is also a vote: it tells us this product is worth building next. If it doesn't earn its place, we'll tell you.
